Our clients frequently commit no more than twenty-four hours of their time across the entire process. Whether we build your new home or our Joy RENEW team re-imagines your existing one, we’ll provide an experienced team of construction “concierges” that includes an architect, construction and design specialists, and, if needed, lenders who offer some of the best lot purchase and construction-to-permanent financing around. Our ultimate goal is to bring your vision to life, via a smooth and enjoyable homebuilding process where nothing is left to chance.
In your first meeting, you’ll sit down with John Joy personally to discuss your ideas and dreams, always with an eye to your budget. If you have time, we’ll take you on a tour of our homes to showcase our wide variety of projects.
The right house starts with the right lot in the right neighborhood. We have our finger on the pulse of lot sales in the hottest areas of Fairfax and Arlington counties. If you don’t own your building lot and we don’t have the right one for you already “in our pocket”, we’ll go into full search mode until we find it.
If your goal is a major renovation or expansion of your existing home, Joy ReNew is both creative and competent in respecting the site while working through any land-use issues with municipal authorities.
During the blueprint stage, you’ll work closely with John and the architect. At JCDB, we foster great relationships with outside architects, but we are also a full service design/build firm. We have a close and long-standing relationship with one of the area’s premier architectural firms, James McDonald Associate Architects.

The scope of work , the estimate including the dollar allowances (the budget) for your interior and exterior finishes, and all the construction documents are also developed during this phase. Once we all agree on the complete design and project parameters, the plan goes to the municipality for review and permitting.
Now we move into the interior finishes. You’ll start investigating fixtures, cabinets, lighting, gourmet appliances, and the other high-end indulgences that add the drama and texture to your home. We’ve partnered with Ferguson Bath, Kitchen and Lighting Gallery, a leading force in the industry, to create an uncomplicated and comfortable selections process that our clients enjoy and appreciate. If you’d like, John will accompany you to Ferguson and other showrooms to offer recommendations based on your lifestyle and budget.
Once we have the building permit in hand, we host a pre-construction meeting where we’ll review your plans and specifications and provide you with a complete overview of your specific construction process.
The real excitement begins with groundbreaking and there’s never a dull moment afterwards. You’ll continue working to finalize any outstanding product and finish selections. Some products will be provided through our stable of out-of-state custom suppliers and others will be sourced through local vendors. If you’d like, John will accompany you to stores and showrooms to offer guidance. Your site supervisor oversees the construction process. He manages the site daily and is available to you on a weekly basis should you have questions or concerns.
The time period on the construction phase varies by project, whether you’re remodeling or building a new custom home. Just like a locomotive, construction gathers steam and picks up speed. We’ll keep you informed regularly regarding the targeted completion date.
John and your concierges remain closely involved, making sure everything is as you expected. Once the structure is complete, the finishing touches bring the home to life. The paint is applied, all the accessories are installed, the lighting gets adjusted, and the landscaping adds life and color.
Upon the completion of your new home, your site supervisor will walk you through your home to make sure everything’s in place and as agreed upon. His goal is to educate you on its unique construction features, answer your questions about appliances, water cut-offs, and good maintenance practices, along with introducing you to our Customer Service process. Now it’s time to enjoy your new home!
